Created to meet the evolving needs of small manufacturers and service businesses across the United States, Workspace Nation™ reflects our commitment to revitalizing American industrial infrastructure—one property at a time.

Founded in 2017, PIR was established to empower small business owners by providing high-quality, affordable industrial workspaces. Through our collaboration with Grid Property Management, we have steadily grown a portfolio of renovated, small-bay, multi-tenant industrial parks tailored for entrepreneurs embracing modern manufacturing technologies.

At the heart of Workspace Nation® is the PIR Industrial Legacy Initiative™, a long-term strategy to revitalize value-add industrial real estate and support the businesses that depend on it.

We acquire aging, underutilized industrial parks—typically between 20,000 and 200,000 square feet—and transform them through targeted renovations, infrastructure upgrades, and modern property management. These properties are then leased to growing small businesses in need of affordable, functional workspaces in key industrial markets.
